Do you work with first-time buyers?

We do, frequently. The practice was built on relationships that begin with a first home and continue through second homes, investments, and the next generation. Education comes first.

What is your commission structure?

For listings, we follow standard TRREB conventions. For buyer representation, we are most often compensated by the listing brokerage. For concierge engagements, we work on a transparent retainer. Every arrangement is documented before any work begins.

Will I work with the principal, or with a team?

You will work with the principal who answered your enquiry. We have intentionally kept the practice small. The same person who shows you a property will negotiate the offer, attend the inspection, and pick up the phone the week after closing.

Do you have access to off-market listings?

Yes. A meaningful share of our annual transactions are off-market, sourced through a network of architects, private bankers, and prior clients. These are not advertised. They are introduced.

How long does a typical transaction take?

From engagement to keys, a buyer engagement typically runs 6–12 weeks. A listing usually lists 2–4 weeks after retainer, with closing 30–90 days after firm acceptance. We will tell you when the calendar is unrealistic.

Do you work outside the City of Toronto?

We work the City of Toronto, Mississauga, Oakville, Markham, Vaughan, Richmond Hill, Brampton, Scarborough, and Etobicoke. For other GTA municipalities we are pleased to refer you to a colleague we trust.
